Style: Country/modern, new construction, guest-house, referral
Size: 1,200 sq. ft., on 5 acres adjacent to main residence
Location: Napa Valley, rural vineyard setting

Scope of project: Starting with raw land, Forbes was contracted to handle all phases of the project. Located in a country setting with rolling hills, the land required excavation, grading, underground utilities installed, and drainage issues addressed.

Distinguishing structural features: Placed on a knoll, the site offers a 360-degree view of the surrounding vineyards. The “warm-floor” hydronic heating system required a specially designed floor. The south-facing exterior wall is shaded by an intricately detailed trellis structure, designed to take advantage of the rising and setting of the sun. Steel I-Beams were used for lower section of the trellis with re-sawn Cedar uppers.

Special appointments: All custom flooring, Douglas Fir hardwood. Specially selected, Youba Tuba granite was used for the entryway and kitchen cabinetry and appointments, giving the interior a European style with an Asian feel.

Project challenges: Building being set on grade to avoid stairs, required excavating 32” down into existing soil, causing potential drainage issues. Required special waterproofing.
