Scope of project: Starting with raw land and pre-drawn architectural plans, Forbes was contracted to build out the project. Located in an exclusive estate neighborhood, the land required excavation, grading, underground utilities installed, and drainage issues addressed prior to forming up for foundations. Buildings include a 3,900 sq. ft. single-story with loft for the main residence and an 800 sq. ft. detached garage complex.

Distinguishing structural features: The owner wanted an open, spacious interior for the home with up to 20’ vaulted ceilings with all interior walls being open. This required the whole roof system and all loads being supported by only two specially engineered beams. The home is also heated through the floors by a hydronic delivery system. Other features include a custom wine chiller closet and the upstairs loft with office and play area.

Special appointments: Specially designed and built stainless steel railings with fabricated glass inserts on all stairs and balconies. Interior woodwork was custom milled and fabricated to fit the project. Kitchen features state-of-the-art, commercial-grade stainless appliances and custom granite countertops. The front porch and entry-way include re-sawn beams and a custom designed, Alder wood front door.

Project challenges: Building placement—it would not layout according to plot plans because the original developer installed adjacent homes over property lines. Bringing overall project in on budget, even with extensive on-site changes.
