Scope of project: Starting with raw land in an exclusive estate neighborhood, the owner required that all phases of the project be managed by Forbes, including coordination of the architect, engineer, and landscape designer. Property bordered prime open space on a wooded creek. Buildings included a 4,000 sq. ft. 2-story main residence and a 1,400 sq. ft. detached garage complex.

Distinguishing structural features: Coffered ceilings throughout lower and upper levels and a stairway with a landing/balcony designed to showcase the breathtaking views of the wooded creek. Master bedroom included a rotunda (with a 320-degree view). Other features include a custom wine cellar and outdoor kitchen with pool area and fireplace.

Special appointments: All interior detail and cabinetry crafted with Cherry wood. Beams were fabricated on site. Woodwork was custom milled and fabricated to fit the project. The grand entryway and stairs of Alder wood were customized to go with the distressed Hickory hardwood floors. Slate tile was installed on diagonal feature to tie in with hardwood and carpeted floors. Kitchen features state-of-the-art, commercial grade appliances, glass tile, and concrete countertops.

Project challenges: Designing a split HVAC that could handle the upper story through the coffered ceilings, required specially engineered trusses in order to meet codes (UBC) and still allow the system to be in the attic. Building placement also posed problems while attempting to take advantage of the rising and setting of the sun for energy efficient considerations.
